Aldar Greenwood is a new green community in Dubai Silicon Oasis. Greenwood DSO will offer apartments, Greenwood townhouses and Greenwood villas set among parks and shaded walks, close to the coming Dubai Metro Blue Line.

The Community
Aldar Greenwood, also called Greenwood DSO, is reported as Aldar's next Dubai community and its first in Dubai Silicon Oasis. Around 8,000 homes are planned across three phases, with a mix of apartments, townhouses and detached villas.
The concept is green first. Homes are expected to face parks, tree-lined streets and walking routes, with a layout similar to Aldar's Haven and Athlon communities in Dubailand.
DSO is already a settled district, with schools, Dubai Academic City and the Silicon Central mall nearby. The Blue Line will add a direct metro link to the rest of the city.

Masterplan

Later releases typically follow once earlier phases sell, often at a higher price per square foot.
The final phase completes the community of around 8,000 homes, according to pre-launch reports.

Dubai Silicon Oasis
Dubai Silicon Oasis is a technology and residential district between Sheikh Mohammed bin Zayed Road and Al Ain Road. It already has schools, Rochester Institute of Technology Dubai, Silicon Central mall and quick access to Dubai Academic City.
The Blue Line will run through DSO, linking it to Dubai Creek Harbour, Festival City and Mirdif, and to the Red and Green lines at its two interchanges.

The Developer
Aldar entered Dubai through a joint venture with Dubai Holding. Greenwood would follow three Dubai communities that are already selling or sold.

AED 38bnFeb 2026 joint venture expansion
In February 2026, Aldar and Dubai Holding added two Dubai sites to their joint venture, for almost 14,000 new homes with a combined value above AED 38 billion. One is a family community of apartments, townhouses and villas on Dubai's eastern growth corridor, targeted for launch in 2026. Aldar has not said publicly whether Greenwood is part of this pipeline.

Investment
Developers usually price first phases to build demand. Later phases tend to launch higher, though this is not guaranteed.
The Blue Line is due in 2029, which may line up with handover of early phases and support rents.
Villas and townhouses remain the tightest part of Dubai's supply, especially within 20 minutes of Downtown.
A property investment of AED 2 million or more can qualify the buyer for the UAE's 10-year Golden Visa, under current rules.
Dubai Silicon Oasis is a freehold area, so buyers of any nationality can own property outright.
